Tax records typically report incorrect square footage more than 60% of the time! Given that Realtors usually perform a CMA using tax office living area, it’s a great idea to have an appraiser measure each of your listings so you have an accurate value and list price every time.

In our highly competitive and litigious real estate industry, there has never been a greater need for accurate reporting of a property’s correct living area as all too often the gross living area reported on public records simply doesn’t square with the facts.

More often than not tax records report LESS square footage than a property provides.

As a Realtor, you may not feel comfortable measuring your own listings and most real estate firms ask their agents to quote an appraiser or tax records. As an agent, you don’t want to be held liable for the square footage listed in the MLS – let us take that responsibility off your shoulders!

Our Home Measurement service is designed to provide our clients with an accurate and affordable solution for determination of a home’s GLA (gross living area). This basic service is helpful when estimating a proper list price. Having the correct GLA in your listing can save you time and money and help expedite the sale of your home!

We can also measure the interior room dimensions for you. You owe it to your sellers to find every square foot of living area each listing enjoys so your sellers get top dollar for their property. You don’t want to leave money on the table!

You can also forward our floor plans to mortgage appraisers when a buyer is found. Feel free to utilize our floor plan square footage in your CMA or ask for a full appraisal where we identify the most probable selling price within a reasonable marketing time based on the correct square footage.

Since the mortgage appraiser gets a copy of every contract, you may also want to incorporate our floor plan or appraisal report into your contract by way of a special provisions reference.

  • Floor Plans: If your needs are more comprehensive than a simple verification of the subject’s GLA, a Floor Plan is an affordable tool for marketing purposes. The Floor Plans we provide show the accurate GLA with locations of interior walls, doors, appliances and plumbing fixtures and stairways. The Floor Plans also give basic room dimensions to give buyers an idea of the size of each major room. This service is very useful when selling your home or making additions or changes to your home.
